      For those who want to make their home a reality

      The Autopromotor Mortgage is for you if:

      • You have urban land, and you need financing to build your home.
      • You want your ideal home. When you build it from scratch, you can create it according to your taste, style or needs.
      • You prefer not to have intermediaries or developers for your project.

      Before all else, you have to meet these requirements

      Apply for a works license from your town hall.

      The architect must take the plans to the College of Architects for approval.

      Hire an architect or architect's studio to complete the project.

      Go to a branch or contact our advisers to study the feasibility of the application.

      Furthermore, you must have the following in place

      In order for us to review the autopromotor mortgage loan application, you need:

      • Own urban land free of encumbrances, registered in the Land Registry.
      • To have own funds at the time of formalizing the transaction: at least 30-40% of the total investment, according to the type of building.
      • Have a municipal works license and the plans approved by the College of Architects.

      This is how we will finance your project

      The amount will be deposited in a special account, and will be made available as the work progresses, subject to BBVA's approval. The transaction has two phases:
      • Construction Phase

        Stage when the works for your new home are performed.

        You have the loan amount to cover the costs and expenses of construction. This is a grace period, in which you only make interest payments on the capital drawn down.  

      • Usage Phase

        Period during which you live in the house you have built.

        At this stage, the regular payments include both interest and capital repayment, like other mortgage loans.

      The autopromotor mortgage loan finances the construction of a home on your property's urban land. Unlike other mortgage loans, the construction is financed, not the purchase. This is why it also has the unusual feature that the amount financed is deposited in a special account, and it is made available as the work progresses, subject to BBVA's approval.

      The autopromotor mortgage loan is a loan for Spanish residents whose income and assets are exclusively in euros.

      In addition, to apply, you must have:

      • Urban land free of encumbrances, registered in the Land Registry.
      • Own funds: 30-40% of the total investment.
      • Municipal works license and the plans approved by the College of Architects.

      No, BBVA does not grant the autopromotor mortgage loan to build pre-fabricated or modular properties.

      During the construction phase, you have the capital needed to build your home. It coincides with an interest-only period. This means that you only pay the accrued interest based on the capital drawn down for the work.

      Yes, you can pay off your mortgage early in part (minimum €300) or in full. In addition to the amount you want to repay, you will have to pay accrued interest and an amount as compensation for the early full or partial repayment, which may be:

      • In the first 5 years: up to 0.15% of the capital repaid early, without exceeding the amount of the financial loss which the bank may suffer, if applicable.
      • After the first 5 years: 0% of the principal repaid in advance.

      Remember that before making repayment, you have to read the information we will provide you, which details the consequences of each of the payments so that you can evaluate each of the options. You have to request the information 30 days in advance at your BBVA branch.

      The application for an off-plan property should be made, as recommended by experts, in the months prior to the handing over of the keys (usually 2–3 months in advance). However, it is important to look into and compare the options available on the market beforehand.

      The costs associated with an autopromoter detached house mortgage are, for the most part, the same as for other mortgages:

      Expenses paid by the customer:

      • Appraisal

      Expenses that the bank pays:

      • Notary
      • Administrative agency
      • Record-keeping
      • Stamp duty.

      The autopromoter mortgage works differently from other types of mortgages. Although it will also cover up to 80% of the value of the property, the money is not paid out all at once, but in installments (based on the pace at which the home is built), in three stages:

      • Land: approximately 50% of the money is received in the initial stage of the project.
      • Certifications: approximately 20-30% of the money is received at this 'halfway point', subject to certification by an architect of the progress made (the amount will depend on them).
      • End of work: 20% and 30% of the money remaining is received at the end of the project (and when the habitability certificate is obtained).
